Planned sectors change what is possible

Noida was laid out deliberately, and it shows on site. Roads are wide enough for delivery vehicles, plots are regular, and power and water connections are generally straightforward. Compared with building in old Delhi, a great deal of friction simply is not there.

That has a real effect on cost and schedule. Machinery can be used where a Delhi site would need labour. Material can be delivered close to where it is needed rather than carried. Where a site allows efficiency, the estimate should reflect it — and if a quote for a Noida plot looks the same as one for a congested colony, ask why.

Approvals

Construction in Noida is governed by the New Okhla Industrial Development Authority, with Greater Noida under its own authority. Plots are allotted with defined permissible coverage and use, and the sanctioned plan is tied to that allotment.

The most common problem we are called in to look at is work started against a plan that does not match what was allotted. Check the allotment and the sanction together, before starting.

Industrial and institutional plots

Noida has a substantial industrial and institutional plot base, and those builds are a different discipline from housing — structural decisions driven by machinery loads, floor tolerances, power routing and how the building will actually be used, rather than by how it looks.

One thing to plan for anywhere in NCR

Air quality restrictions affect construction across the whole of Delhi NCR, not just Delhi. Under the Graded Response Action Plan, the Commission for Air Quality Management can suspend non-essential construction — piling, trenching, earthwork, plastering and ready-mix plants among them — when pollution reaches certain levels. It typically bites hardest in winter.

It is not a reason to avoid building. It is a reason to sequence the dusty structural work outside that window where the schedule allows, and to build the possibility into the programme rather than discovering it in December. More on how this affects timelines.
