Gurugram is a commercial market first

Most of what we are asked for in Gurugram is commercial: office fit-outs, workspace renovations, retail units. The constraint is almost never technical. It is time.

A business signing a lease is paying rent from a date. Every week of overrun is money leaving the company before a single employee has sat down. That is a different kind of pressure from a house, and it needs a different kind of planning — sequencing trades so they are not waiting on each other, and ordering long-lead items before they become the reason everything stops.

We plan commercial work backwards from the handover date rather than forwards from the start date.

Approvals and the sector system

Gurugram sits under Haryana, so building approvals go through the Department of Town and Country Planning, with the Gurugram Metropolitan Development Authority handling much of the wider infrastructure. Licensed colonies and sectors each carry their own conditions.

The practical difference from Delhi is that plots are generally larger and more regular, access is better, and machinery can reach the site. That makes the build easier. It also means there is no excuse for the slow, hand-carried pace that a congested Delhi site forces on you.

Working in an occupied building

A large share of Gurugram commercial work is a fit-out in a building where other floors are running normally. That constrains working hours, noise, lift access and how material moves through the building.

It is entirely manageable, but it has to be agreed with the building management before the first day, not negotiated in the lobby on day three.

Commercial — office fit-outs, retail and commercial buildings, delivered on fixed timelines.

Industrial — factories and industrial units built around the machinery and workflow they house.

One thing to plan for anywhere in NCR

Air quality restrictions affect construction across the whole of Delhi NCR, not just Delhi. Under the Graded Response Action Plan, the Commission for Air Quality Management can suspend non-essential construction — piling, trenching, earthwork, plastering and ready-mix plants among them — when pollution reaches certain levels. It typically bites hardest in winter.

It is not a reason to avoid building. It is a reason to sequence the dusty structural work outside that window where the schedule allows, and to build the possibility into the programme rather than discovering it in December. More on how this affects timelines.
