What building in Delhi actually involves

Delhi is the hardest part of NCR to build in, and it is not because of the work itself. It is the plots.

Most residential construction here happens on small, tightly packed plots with neighbours on both sides and a street too narrow for a concrete mixer to turn around. That single fact changes everything downstream: how material is delivered, where it is stored, how waste leaves the site, and how much of the work has to be done by hand rather than by machine.

A contractor who mainly works on open plots in a planned sector will quote you a number that does not survive contact with a Delhi gali. We plan the logistics before the estimate, not after.

Approvals

Building work in most of Delhi falls under the Municipal Corporation of Delhi, with the Delhi Development Authority setting the building bye-laws that govern ground coverage, floor area ratio, setbacks and height. Parts of central Delhi come under the NDMC instead.

What that means in practice is that the sanctioned plan matters more here than almost anywhere else in NCR. Plots are small enough that a setback error of a few inches is the difference between a sanctioned building and a problem. Get the drawings right before anyone digs.

One thing to plan for anywhere in NCR

Air quality restrictions affect construction across the whole of Delhi NCR, not just Delhi. Under the Graded Response Action Plan, the Commission for Air Quality Management can suspend non-essential construction — piling, trenching, earthwork, plastering and ready-mix plants among them — when pollution reaches certain levels. It typically bites hardest in winter.

It is not a reason to avoid building. It is a reason to sequence the dusty structural work outside that window where the schedule allows, and to build the possibility into the programme rather than discovering it in December. More on how this affects timelines.
