A genuinely mixed area

Ghaziabad does not have one dominant type of construction. Residential development sits next to established industrial areas, and older colonies sit next to newer planned pockets. Two plots a few kilometres apart can involve completely different work.

What that means practically is that nothing should be assumed from the address. Site conditions, access, soil, existing services and neighbouring structures vary far more here than in a planned sector, and they need looking at before a number is put on paper.

Approvals

Construction is largely governed by the Ghaziabad Development Authority under Uttar Pradesh rules, with municipal bodies handling parts of the built-up area. Coverage, setbacks and permissible use are set by the sanctioned plan for the plot.

Older buildings and additions

A lot of work in Ghaziabad is adding to, or rebuilding on, something already there. That is not the same job as a new build. The existing structure has to be assessed honestly before anything is added to it, and the answer is sometimes that the addition needs a different approach from the one the owner had in mind.

One thing to plan for anywhere in NCR

Air quality restrictions affect construction across the whole of Delhi NCR, not just Delhi. Under the Graded Response Action Plan, the Commission for Air Quality Management can suspend non-essential construction — piling, trenching, earthwork, plastering and ready-mix plants among them — when pollution reaches certain levels. It typically bites hardest in winter.

It is not a reason to avoid building. It is a reason to sequence the dusty structural work outside that window where the schedule allows, and to build the possibility into the programme rather than discovering it in December. More on how this affects timelines.
